Every market on Scouly is assembled from public records rather than broker listings: SBA 7(a) and 504 loan disclosures, PPP payroll snapshots, Form 5500 filings, state business registries, the UK Companies House register, and OpenStreetMap establishment density. Nothing here was submitted by a seller, which is the point. A business that has already been listed is a business thirty other buyers have already seen.

The directory is organised the way a search actually narrows. Start with an industry, because the acquisition logic differs far more between dentistry and manufacturing than it does between Ohio and Indiana. Then pick a state to see the SBA maturity calendar and the company count for that geography, and a metro inside it for fragmentation, business age, and the specific loans coming due. Each level down is a shorter list with more evidence attached to it.

Counts here are companies that clear the display threshold, not everything in the database. A metro needs at least 5 tracked companies in an industry before it gets a page, and a state needs 10, because a page listing three businesses tells a buyer nothing. Where a count looks low for a large metro, the industry is thin there rather than the coverage being missing.

UK coverage is built from the Companies House register instead of SBA records, so the loan-maturity signal does not exist there. What does carry over is incorporation date and local density: a company incorporated in 1998 that still files accounts, in a city with forty competitors and no consolidator, is the same shape of target as its US equivalent. Fifteen cities are covered across all seven industries, and they are listed here because there is no UK state tier for them to sit under.

The three signals

Three signals do the work. An SBA loan approaching maturity is a dated decision: the owner has to refinance or sell, and the date is public years in advance. Business longevity from a state registry is the best available proxy for owner age, and so for transition readiness, without buying a consumer data file. Establishment density says whether a local market is fragmented enough that a buy-and-build has runway, or consolidated enough that you would be paying someone else's multiple.

None of the three says a business is for sale. Together they say which owners are closest to a decision, which is the only thing a cold approach can act on.
